Three situations account for most commercial slab-cut jobs in Pinellas:

  1. Cast iron drain failure. Mid-century St. Petersburg commercial buildings were plumbed with cast iron drains under slab. After 50 to 70 years, pipe walls corrode from the inside and leaks migrate through the slab base course.

How is the slab-cut process sequenced for an occupied building?

Locate → mark → contain → cut → excavate → reroute → inspect → backfill → patch → finish.

  1. Locate and mark. A licensed plumber runs a camera through cleanouts to identify the failure and map the pipe route. The GC and plumber mark the shortest cut path avoiding footings, columns, and load-bearing walls.
  2. Contain and cut. Dust barriers seal the work zone. A wet-cut concrete saw scores the perimeter; a jackhammer breaks out the interior. Wet-cutting keeps silica dust down — an OSHA requirement in occupied spaces.
  3. Excavate. Crews dig to the failed pipe. In Pinellas, groundwater is often 2 to 4 feet below slab, so dewatering pumps may run continuously.
