What's the difference between design-build and hiring an architect and general contractor separately?
In a traditional design-bid-build, you sign one contract with an architect for drawings, then take those drawings out to bid with general contractors, sign a second contract, and become the middleman when design intent and construction reality disagree. Revolution's design-build-hybrid model gives you a single contract with Revolution as general contractor — we coordinate the independent architect, engineer, permits, subs, and construction under that one contract, so you get design-build's single-point accountability without paying a design-build firm's premium for in-house architecture. You still own the direct relationship with your architect on design decisions; we own coordination, schedule, and delivery.
How do you pick the right architect for my project?
We match you with an independent St. Petersburg architect or designer based on scope, aesthetic, and neighborhood. Old Northeast historic-district work with Certificate of Appropriateness review needs an architect with real preservation depth. A Snell Isle waterfront custom home needs someone fluent in Pinellas floodplain and coastal-construction requirements. Do I sign one contract or two — architect plus GC?
One contract with Revolution as general contractor. The architect and engineer are engaged through Revolution's coordination on that same contract structure, with their fees paid transparently to them at actual cost on the open-book Time & Materials ledger. You get one accountable point of contact for schedule, budget, permits, and delivery — not two contracts and two escalation paths when design and construction have to reconcile in the field.
How do you handle change orders when design and construction overlap?
Weekly, on the open-book budget report. Because pricing is Time & Materials — actual labor, actual materials, flat markup — a change order does not require reopening a fixed-bid negotiation. When a design revision or a field condition changes scope, we surface it in the next weekly report with the labor and material impact against the running estimate, discuss it with you and the architect, and either approve or redirect before the trades hit that line item. Full audit trail, no back-end fights.
