If you are designing a custom home in St. Petersburg, the garage program is one of the decisions that shapes the whole site plan. Once your architect fixes the footprint and driveway approach, the room to expand — for a boat, a shop, a lift, or an accessory dwelling unit above — narrows fast. This piece walks through the choices we see custom-home buyers weigh during design: attached versus detached, storage and workshop scope, boat depth and door height, auto-lift-ready structure, and a habitable unit above the garage. It is written for the decision-stage buyer who wants to talk to their architect with the right questions in hand.

What are the main garage program choices for a custom home in St. Petersburg?

Four shapes come up most:

  1. Attached garage — connected to the main house, usually with a mudroom or laundry passage. Shortest walk to the kitchen. Shares the main structure’s foundation and roof, so the build is simpler.
  2. Detached garage — a separate structure, often set behind or to the side of the main house. Gives you a longer driveway, more workshop freedom, and a code-cleaner path to a habitable unit above.
  3. Attached with storage/workshop bay — a three- or four-bay attached garage where one bay is finished as a shop or bike/kayak storage rather than a parking stall.
  4. Detached garage with an accessory dwelling unit (ADU) above — a two-story detached structure with parking and utility on the ground floor and living space above.

Each shape lands differently on Florida Building Code (FBC) fire-separation rules, Pinellas zoning setbacks, and insurance underwriting. Your architect should be running these choices against your specific lot before schematic design is locked.

How do attached and detached garages compare under the Florida Building Code?

Attached garages share a wall with the conditioned house, so the FBC requires a fire-rated separation assembly between the garage and the living space — typically Type X gypsum on the garage side of shared walls and ceiling, and a self-closing rated door at the passage. If there is habitable space directly above an attached garage, the ceiling assembly gets a full rated deck. This is standard for coastal Florida builds and is not usually a cost driver, but it does dictate framing and drywall detail.

Detached garages sit as their own structure. Fire-separation obligations shift from an interior assembly to a setback rule — how close the detached structure can sit to the main house and to the lot line. Pinellas setbacks vary by zoning district and by whether the accessory structure is single-story or two-story. The exact numbers are the architect’s job to pull for your parcel — do not lock a floor plan around assumed setbacks.

Insurance underwriting also treats the two differently. An attached garage is usually covered under the dwelling policy. A detached garage is often a separate “other structures” line, sometimes capped at a percentage of the dwelling coverage. If you are building a $200,000-plus detached shop with an ADU above, tell your insurance broker early — that structure may need its own coverage schedule.

What should you plan for storage, workshop, and slab load in a garage?

A workshop bay is not just an extra parking stall with a bench in it. If you want it to work, the design phase is when you fix these:

  • Interior finish — insulated walls and ceiling, sealed concrete or epoxy floor, at minimum a mini-split or supply/return branch off the main HVAC. In St. Pete summers, an uninsulated garage runs 10–20 degrees hotter than ambient and pushes moisture into everything you store there.
  • Electrical and lighting — a dedicated 100-amp subpanel is common for a workshop bay. Add 20-amp circuits at bench height, LED strip lighting rated for the ceiling height, and 240V wiring reserved for a compressor, welder, or lift.
  • Slab-load rating — a standard passenger-vehicle slab is engineered for the axle loads you would expect. A two-post automotive lift with a stored vehicle above concentrates load on four small footprints. That requires a thicker slab (typically 5-inch versus 4-inch) with heavier rebar under the lift columns. Get this into the structural drawings before the pour, not after.

Every one of these is cheap in the design phase and expensive to retrofit. The workshop bay is where “I’ll figure it out later” costs the most.

How deep does a garage need to be for a boat?

The default residential garage in Florida is roughly 20 feet deep. That is fine for a car. It is not fine for a boat with an outboard motor.

  • A 22–24 foot center-console typically needs a garage 28 to 30 feet deep once you account for the trailer tongue, the outboard clearance, and room to walk around.
  • A 25-plus foot boat — the size you see in Snell Isle, Coffee Pot Bayou, and Tierra Verde driveways — needs 30 to 34 feet of depth.
  • A wakeboard tower or T-top pushes the door height requirement up. A standard 8-foot residential garage door will not clear a tower. Look at 10-foot doors as a starting point and 12-foot for tall towers.

If you are shopping for a boat in the same season you are designing the house, tell your architect the exact model. The overall length on the manufacturer spec sheet is usually the hull — the trailer adds another 3 to 5 feet you have to account for.

What does it take to make a three-car garage auto-lift-ready?

An auto-lift-ready garage lets you park two vehicles in the footprint of one bay. Buyers who collect, restore, or just have four cars for a household of drivers ask about this often. Three things have to be in the drawings before framing:

  • Ceiling height — a two-post lift needs a minimum of 11 to 12 feet clear from finished floor to the lowest ceiling obstruction. Add another foot if you want to comfortably lift a truck or SUV. 12 to 13 feet is the practical target.
  • Slab reinforcement — as noted above, a two-post lift concentrates 8,000 to 10,000 pounds on four small anchors. The slab under those columns needs to be thicker and more heavily reinforced than the rest of the garage floor.
  • Electrical — most residential-grade two-post lifts run on a 240V, 20-amp or 30-amp single-phase circuit. Get the circuit stubbed and terminated at the lift location during rough electric so no drywall has to come out later.

You do not have to install the lift now — you just have to build the room ready for it.

Can you build an accessory dwelling unit above a custom home garage in St. Petersburg?

Yes. A garage-plus-ADU is one of the most common two-story detached configurations we see on custom home builds. The unit typically has a full kitchen, a full bathroom, and one or two bedrooms, and it is used for a college-age child, an aging parent, a long-term guest, or an occasional rental.

Zoning is the first gate. Pinellas County and the City of St. Petersburg both allow accessory dwelling units under specific conditions — lot size, setbacks, parking, and owner-occupancy rules vary by district. Do not commit to floor plans until your architect has verified the parcel qualifies.

Code is the second gate. Under FBC, an ADU above a garage needs:

  • A fire-rated floor/ceiling assembly between the garage below and the living space above
  • A means of egress — typically an exterior stair, sometimes a second exit; local code decides
  • Full kitchen and bathroom plumbing and electrical — a habitable unit is not a bonus room. If it has a stove or full kitchen, it is a dwelling unit and gets permitted as one.
  • Elevator readiness if you want it — some coastal buyers stub for an elevator during framing even if they install a stair for now.

How does an elevated foundation change the garage math on a coastal lot?

If your lot sits in a FEMA flood zone that requires an elevated finished floor — most of Snell Isle, Coffee Pot Bayou, Shore Acres, Tierra Verde, and the beach barrier islands — the garage typically goes on grade under the elevated main structure. That changes both cost per square foot and how the garage program interacts with the house above.

“But the reality is that most people want to make the house and the lift look intentional. They want to make it look modern, they want it to look good. So from a curb appeal standpoint, a lot of times that’s going to end up being more in the half million dollar range where we’re doing extensive stucco, fitting out the columns and the slab downstairs, making the whole exterior look intentional. And then many times there is a garage that gets converted into a master suite.”

What driveway questions belong in the design phase?

  • Turning radius — a three-car garage with all doors facing the street works on a wide lot. On a narrow or side-loaded lot, you need a turnaround so you are not backing into the street.
  • Boat trailer clearance — a driveway wide enough to swing a 25-foot trailer around a corner is not the standard residential driveway. Plan for 12 to 14 feet of clear width at the turn.
  • Approach slope — coastal lots that sit low often need a driveway that rises to meet an elevated garage. Grade the approach so the boat trailer, low-slung sports car, or long-wheelbase truck does not scrape.
  • Material and drainage — pervious pavers, concrete, or shell-and-crushed-limestone all have different maintenance and permit paths. Some Pinellas districts require pervious surfaces on lots over a certain size to help with stormwater compliance.

Frequently Asked Questions

Do I need to decide the garage program before I hire an architect?

No — but you should have your priorities ranked before you start schematic design. Boats, workshops, lifts, and ADUs each drive a different footprint. If your architect does not know they need to plan for a 30-foot-deep boat bay or a 13-foot ceiling, they will not.

Can I add a boat bay to an existing custom home garage later?

Usually not without a significant remodel. The roof, the door header, and the slab dimensions all have to change. It is dramatically cheaper to build it in from the start.

Is a workshop bay counted as a garage stall for insurance or resale?

It depends on how it is finished and permitted. A finished, conditioned shop bay often gets recorded as a separate use, which can help or hurt appraisal depending on the market. Ask your architect and your insurance broker together.

How much extra does a two-post-lift-ready structure cost during the build?

The variables are ceiling height, slab thickness, and the 240V circuit. On a new custom home, treating one bay as lift-ready adds structural cost that is measured in thousands, not tens of thousands. Retrofitting later runs an order of magnitude higher.

Can I build a garage-plus-ADU and rent the ADU short-term?

That depends on the specific district and current municipal rules. St. Petersburg and Pinellas County both regulate short-term rental of accessory dwelling units, and rules change. Ask your architect to pull current zoning language for your parcel before you plan around rental income.

Does an attached three-car garage lose the ability to add an ADU above later?

An ADU above an attached garage is possible but harder — the fire separation, the egress, and the plumbing risers all change. Detached-with-ADU-above is the cleaner code path for most parcels.
